Bee Wise Property is an independent estate and letting agency based in Manchester, set up to make buying, selling and managing property clearer, fairer and more practical. We work across residential and commercial property, with around three-quarters of our work in residential and a quarter in commercial. Our focus is on straightforward advice, transparent fees and long-term relationships built on trust.

Bee Wise Property was founded with one clear purpose: to give buyers, sellers, landlords and investors a better experience than the traditional high-street agency model. We are independent, Manchester-based and genuinely invested in the outcomes we achieve for our clients. We do not operate on volume or churn — we focus on building lasting relationships and delivering a service that people want to return to and refer others to.

Residential work makes up the majority of what we do — houses, flats, apartments, HMOs and new-builds — with commercial property making up the remainder, including retail units, offices and mixed-use buildings.
